The company, while publishing the complete transaction history of the disputed land, announced a major decision by its director Prashant Keluskar. **Complete History of the Land**
Land: Mauje Navghar, Old Survey No. 240, New Survey No. 185, Part No. 6, total area 2,810 sq m. Original owners: Renol Peter Lobo and 5 others; they sold this land to Ajgar Ali Vora on 14/03/1989. In a second sale, Renol Peter Lobo and the same 5 parties sold the same land again to Self Developers under Document No. 1162/2011 (01/02/2011). The then village accountant recorded Self Developers’ name on 7/12 via Modification No. 1787 (09/11/2012).
**Court Cases and New Title**
Ajgar Ali Vora filed claim No. 946/2011 against Self Developers in Thane Civil Court, which was dismissed on January 16 2026. Meanwhile, Joseph Fernandes’s heir Marwin Joseph Fernandes filed claim No. 337/2014 asserting a 50 % right in the land, which the court approved and granted as inheritance rights. Following that order, Marwin Joseph Fernandes’s name was entered on 7/12 via Modification No. 2305 (01/11/2014). - Marwin transferred his 50 % right to Mukesh Parekh through a registered total ownership document (Doc No. 4-3209/2015, dated 15/06/2015).
**Entry of Seven Eleven Construction**
Seven Eleven Construction purchased 1,405 sq m of land (50 % of the total land — Survey 240/6B) from Mukesh Parekh and Marwin Joseph Fernandes under Document No. 4/6807/2019 (13/06/2019). The land was split into two parts — 240/6A (in the name of Renol Peter Lobo and others) and 240/6B (in the name of Marwin Joseph Fernandes) — with Seven Eleven Construction acquiring 240/6B. For this 240/6B parcel, the company obtained a construction permit from the Mira Bhainder Municipal Corporation’s Urban Planning Department (No. MBMC/B/2026/APL/00462, dated 17/04/2026).
**Why the Major Step Now?**
Due to ongoing disputes and complaints over the land, the company cancelled the 240/6B transaction and returned the land to Mukesh Parekh and Marwin Joseph Fernandes. Consequently, the company sent a letter to the Urban Planning Department on September 15 2026 surrendering the construction permit and demanding a refund of the deposit fee. It also sent a letter to the Police Commissioner’s Office (Mira Bhainder Vasai‑Virar) on September 13 2026 requesting withdrawal of FIR No. 0593 (dated 12/12/2025 — complaint of trespassing/unauthorised entry lodged against Ajgar Ali Vora and Ajay Dhoka alias Aju), stating that a mutual settlement has now been reached. - A meeting was held with Ajgar Ali Vora to share full details of the case.
**Company’s Explicit Claim**
